Job Summary
The Project Manager is responsible for managing all administrative, financial, and contractual aspects of residential grading and site development projects. This role oversees projects from preconstruction through completion, ensuring grading operations are delivered safely, on schedule, within budget, and in compliance with plans and municipal requirements. The Project Manager works closely with grading superintendents, subcontractors, engineers, and developers to deliver build-ready residential lots.

The Project Manager is responsible for managing all administrative, financial, and contractual aspects of residential grading and site development projects. This role oversees projects from preconstruction through completion, ensuring grading operations are delivered safely, on schedule, within budget, and in compliance with plans and municipal requirements. The Project Manager works closely with grading superintendents, subcontractors, engineers, and developers to deliver build-ready residential lots.
Key Responsibilities
Project Planning & Management
- Manage residential grading projects from preconstruction through final acceptance
- Develop and maintain project schedules, budgets, and work plans
- Review civil plans, grading plans, soils reports, and specifications
- Coordinate with developers, engineers, surveyors, and municipal agencies
- Support project sequencing to align grading with utilities, paving, and vertical construction
- Prepare and manage project budgets, cost reports, and forecasts
- Track quantities, production rates, and cost-to-complete
- Review and approve subcontractor invoices and change orders
- Manage contract compliance and scope changes
- Assist with bid preparation and subcontractor selection
- Work closely with the Grading Superintendent to support field operations
- Resolve design conflicts, site issues, and constructability challenges
- Coordinate inspections, testing, and lot certifications
- Ensure erosion control, stormwater, and environmental compliance
- Serve as primary point of contact for clients and consultants
- Lead project meetings and provide regular status updates
- Maintain project documentation, including RFIs, submittals, and as-builts
- Prepare progress reports for internal leadership and clients
- Promote and enforce company safety policies and procedures
- Ensure compliance with OSHA standards and local regulations
- Support jobsite safety planning and incident resolution
Qualifications
- Minimum 5 years of experience in grading, site development, or civil construction project management
- Experience managing residential subdivision or land development projects
- Strong understanding of grading operations, cut/fill balancing, and lot drainage
- Proficiency in reading civil plans, grading plans, and specifications
- Experience with project budgeting, scheduling, and cost control
- Strong communication, leadership, and organizational skills
Preferred Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, or related field
- Experience working with production homebuilders or residential developers
- Familiarity with HCSS Heavy Job, Topcon and Trimble GPS machine control, quantity takeoffs, and project management software
Physical & Work Environment
- Combination of office and field work
- Ability to visit active residential construction sites and walk uneven terrain
- Ability to work outdoors in varying weather conditions as needed
